Let only: 60% of first month’s rent (plus VAT)

Let & Full Management: 40% of first month’s rent (plus VAT) and 10% of monthly rent (plus VAT) collected throughout the tenancy

  • Additional property inspections £80 per visit (plus VAT)

  • One-off preparation of photographic inventory £100 (plus VAT)

  • Court Attendance £80 (plus VAT) per hour

  • Major works supervision 8% (plus VAT) of total cost of works over £1000

  • Landlord withdrawing following let agreed £250 (plus VAT)

  • Renewal tenancy agreement £80 (plus vat)

Tenant

We comply with the provisions of the Tenant Fees Act 2019. To that end:

  • No referencing fees

  • No admin, inventory or check-out fees

  • Deposits strictly equivalent to 5 weeks’ rent

  • Holding deposits equivalent to 1 week’s rent will be requested before we commence referencing – this can be offset against the deposit above though

  • Change to a tenancy (e.g. add/remove a person, pet to be kept in property) £40 (plus VAT)

  • Late payment interest for rents over 14 days late may be charged pro-rata at 3% above the Bank of England base rate

  • Reasonable costs for replacement security devices (keys, fobs, passes) may be recharged
